Mixing Residential and Commercial Bin Cleaning on the Same Routes

Most bin cleaning companies do not choose between residential and commercial. They do both. Homeowner subscriptions are the base: steady, card on file, monthly. HOAs, property managers and restaurants are the growth: bigger tickets, more addresses, more rules. The challenge is running both without two separate businesses inside one company.

Getting Commercial Work Into the System

Big lists come in through the CSV method in Importing an HOA or Property Manager Address List Into Your Bin Cleaning Software. Once they are in, they should live in the same system as your residential customers, on the same Waiting List, on the same dispatch board. One system is what keeps the mix manageable.

One Waiting List for Everything

Every recurring cleaning, residential or commercial, comes due on the Waiting List by its plan: 7, 14 or 28 minimum days between visits. The map shows pins colored not due yet, due now or overdue. A homeowner's two cans and a property manager's rental sit side by side on the map.

That is exactly what you want. Routing is about geography and timing, not about who pays. A rental two doors down from a residential subscriber should be cleaned on the same pass.

Two Clocks on One Route

Residential stops follow one clock: the city trash day. Clean right after pickup. Commercial stops add a second: the customer's business hours. On a mixed route, think of it like this:

On the dispatch board, set the order by hand for the time-window stops, then auto-route the rest Closest First or Furthest First from the shop. The full method is in Scheduling Commercial Bin Cleaning Stops Around Business Hours.

Same Tech App, Different Details

The crew does not need a different app for commercial stops. Every job card shows the address, the cans, the can location and the notes, with a navigation button and Start, Skip and Complete. A residential card might say "2 trash · 1 recycling · Trash day Tue · side of garage." A commercial card might add "Corral code in notes, check in at leasing office."

Before and after photos go on every stop, residential or commercial. Automatic on-the-way and arrived texts go out as the crew works, and customers choose which alerts they want.

Different Billing, Same System

This is where the two sides really differ:

Both run in the same billing system, with the same invoices, line items and sales tax. Tags like HOA, Commercial and Monthly help the office see at a glance which kind of account they are looking at.

Equipment and Time

Pads and greasy commercial stops take longer and may need gear your residential trailer does not carry. If your commercial work is mostly carts and common-area cans, mixing is easy. If it is mostly restaurant pads, consider putting those on one trailer and keeping the others residential. Watch your route times for a few weeks after adding commercial work and adjust. The time clock in the tech app shows how long each crew's day really ran, which makes it easy to spot a route that got too long once a few pads were added.

Keep Residential Customers Happy Too

A big commercial account can tempt you to shortchange the base. Do not let an HOA day push residential cleanings past their trash day. Residential subscribers talk to their neighbors, refer friends, and are a large part of your steady income. If commercial work is crowding the schedule, it is time for another trailer, not for skipping homeowners.

Why the Mix Works

Residential subscriptions give you density and steady card payments. Commercial accounts give you bigger tickets and accounts that grow. Together, on the same routes, they make each trailer day more full. And a homeowner who sees your trailer at the HOA clubhouse is more likely to sign up for their own cans.
